Owner financing means you make payments directly to McCray Investments instead of a bank. Here's how it works:
- You put down a down payment to secure the lot
- You make monthly payments over your chosen term (24, 36, or 48 months)
- Once all payments are complete, the deed transfers to you and you own the land free and clear
Most properties require a $2,500 down payment to get started (the Lake City bundle requires $5,000 down). The interest rate on all owner-financed properties is 7% per year.
You choose your term — 24, 36, or 48 months — and your monthly payment is fixed for the life of the contract.

Absolutely. Cash buyers get a clear title quickly and there are no interest charges. Cash pricing is listed on every property page. Contact Tasha to get the process started — cash deals close fast.
Payments are due on the 1st of each month. There is a 10-day grace period — meaning if your payment is received by the 10th, no late fee is charged.
Here is our full missed payment policy:
- Days 1–10: Grace period — no fee, no action
- After day 10: A $35 late fee is added to your balance
- After 2 consecutive missed payments: The account enters default and a formal default notice is sent
- 30-day cure period: You have 30 days from the default notice to bring your account current (pay all missed payments + late fees)
- If not cured: The contract is terminated and the property reverts to McCray Investments. All payments made are forfeited per the land contract agreement
Yes — there is no prepayment penalty. You can pay off your balance at any time and receive your deed immediately upon final payment. Many buyers choose to pay extra each month to pay off faster and save on interest.
Yes — the exact address and a Google Maps link are revealed when you fill out the form on the property page. You are welcome to drive by and view the lot at any time. McCray Investments operates remotely, so in-person meetings are not available, but everything you need to evaluate the property is provided.
It depends on the specific lot and local zoning. Here's a quick breakdown:
- 805 Walnut St (Florence) — Zoned NC 6.2 Residential. Single family home build is an option.
- 304 S Fifth St (Florence County) — Unzoned. Flexible use including mobile homes.
- 301 S First St (Florence County) — Unzoned. Mobile homes allowed. Flood zone — elevation requirements apply.
- Lake City lots (Gladys & Belks) — Unzoned. Manufactured/mobile homes allowed on all lots.

"Available at the street" means the infrastructure runs along the road — a contractor connects from the street to your structure. This is standard and significantly less expensive than rural lots with no utility access.
Yes — surveys have been completed on all currently listed properties. The parcel boundaries are established and documented with the county. The parcel ID for each property is provided on the detail page so you can verify it yourself through the county assessor's website.
301 S First St is located in a designated flood zone. This means:
- Any structure built on the property must meet elevation requirements set by local code
- Flood insurance will likely be required if you finance a structure through a lender
- The lot itself is still buildable — the elevation requirement is manageable with proper site prep

The deed transfers to you once your final payment is made and your balance is paid in full. At that point you own the land outright — free and clear with no liens.
During the payment period, you have possession and use of the land under a land contract / contract for deed agreement.
Yes — all properties are offered with clear title. Land is acquired through the tax lien sale process which clears prior liens as part of the acquisition. If you have specific concerns, we recommend a title search through a local SC title company — typically $150–$300.
Property taxes in Florence County and Lake City are relatively low on vacant residential land. The county land value assessments for our properties and taxes are calculated based on assessed value.
Once you close and own the property, annual property taxes are your responsibility. We recommend checking with the Florence County or Lake City tax assessor for the current tax amount on any specific parcel.
